Turning a tough sale into a success at 5992 Vista Vision Drive.
This home, part of the Midtown Collection by Classic Homes, is an upscale starter home spanning approximately 1,300 square feet with two bedrooms and two bathrooms. While two-bedroom homes in the mid to upper $400,000s are popular as new builds, they do not attract as much attention in the resale market. In fact, a nearly identical home across the street lingered on the market for over 100 days before expiring without a sale.
However, we took a different approach. With professional staging, eye-catching photography, and a strong marketing plan, we made sure this home stood out. In just 45 days, we secured an offer slightly over the asking price and with some concessions to help the buyer. One of the biggest factors of this success was offering a rate buydown incentive. Many first-time buyers need help managing mortgage payments, and a 2-1 or 1-1 buydown makes homeownership more affordable. This strategy helped attract the right buyer and seal the deal.
We also made sure this listing got the attention it deserved online. Real estate sites like Zillow and Realtor.com work like search engines, and we know how to rank homes higher in results. The more people see a listing, the more likely it is to sell, and that is exactly what happened here.
Winning big in the luxury market at 33 Polo Drive
Luxury homes require a different strategy, and we made sure this one stood out. Our clients at 33 Polo Drive updated their home with our advice, and we brought in professional staging and magazine-quality photos to highlight its best features. The result was a full-price, all-cash offer at $1.2 million within just 24 hours of listing.
To put that into perspective, a similar home down the street at 10 Polo Pony Drive had more finished space, about 1,200 extra square feet. Even with that advantage, it sold for $100,000 less than our listing. Not only that, but it also took 17 days to sell and required a $50,000 price cut to attract a buyer.
Meanwhile, our listing at 33 Polo Drive sold instantly at full price with no reductions. The difference was smart preparation, strong marketing, and the right strategy.
